The mortgage sales funnel

Mortgage leads punish slow follow-up harder than almost any other trade, and reward long nurture more. The funnel has to do both, which is why one page never works.

Mortgage is one of the few trades where the funnel's speed is worth more than the funnel's design. A borrower comparing rates has usually enquired with several brokers in the same sitting, and the order in which people call back is a large part of who wins the file.

It is also a trade with an unusually long tail. A first-time buyer three months from having a deposit will not transact now and may well transact with whoever was still useful to them in month nine. A funnel that only handles the fast half is leaving the more profitable half on the table.

Three audiences, not one

Mortgage traffic separates cleanly into three groups that want different things, and the qualification step exists to tell them apart before anyone picks up a phone.

AudienceWhat they actually wantThe right first ask
Ready to applyA number and a person, quicklyA booked call, today if possible
RefinancingTo know whether it is worth doingA comparison or an assessment
Planning aheadTo know what they will qualify for and whenInformation, and permission to stay in touch

Other trades have the same split — the roofing sales funnel separates storm calls from planned replacements on exactly this logic. The third group is where most brokers under-invest, and it is where the compounding is. A planning-ahead lead costs the same to acquire and converts months later at a rate that makes the wait worthwhile — provided anything at all happened during the wait.

Qualifying without interrogating

Mortgage is a trade where qualification genuinely matters — an unqualified appointment burns an hour of a specialist's day — and where over-qualifying on a landing page destroys the enquiry. The resolution is sequencing rather than fewer questions.

Ask two or three things on the page: purpose, rough timeline, and whether they are employed or self-employed. That last one is the highest-value single question in the trade, because it changes the product set, the documentation and the conversation entirely.

Everything else — amounts, deposits, credit history, employment detail — belongs after the booking, in a pre-appointment questionnaire sent with the confirmation. By that point the person has committed to a time and is far more willing to fill in a longer form. This is the practical version of the survey-versus-form trade covered in the GoHighLevel funnel builder guide.

Be careful what the page implies. Suggesting an outcome, a rate or an approval before an application has been assessed creates a compliance problem that outlives any conversion gain, and in this trade the page copy is genuinely part of the regulated surface. Say what the appointment is, not what the answer will be.

Speed, and what it actually requires

Every broker knows fast follow-up wins. Very few have built anything that guarantees it, because the guarantee cannot come from a person — people are with clients, driving, or asleep.

What produces it reliably is a first response that does not require a human at all: an immediate acknowledgement that names what happens next and offers a time, sent within the minute, on the channel the enquiry arrived on. It does not need to be clever. It needs to arrive before the second broker's voicemail does.

Then the human call is scheduled rather than attempted. A booked fifteen-minute slot converts better than four missed call-backs, and it removes the phone tag that quietly loses a meaningful share of enquiries in this trade.

The mortgage funnel snapshot is built around that sequence — instant acknowledgement, a calendar in the same message, and the pre-appointment questionnaire attached to the confirmation rather than to the enquiry.

The funnel shape

Mortgage sits between the booking shape and the qualified application shape described in high converting funnel structure, and which one you use depends on the audience.

  • Ready-to-apply traffic gets the three-step booking shape: page, calendar, confirmation. Do not put an application in front of someone who wants to talk today.
  • Planning-ahead traffic gets the two-step capture shape with a genuinely useful offer and a long sequence behind it.
  • High-value or complex cases — self-employed, adverse credit, portfolio — benefit from an application step, because the filtering is worth more than the volume.

Which is, again, an argument for more than one funnel. The routing question can be a single choice on an entry page: buying, remortgaging, or planning ahead.

The nurture that makes the trade profitable

The planning-ahead group is the one that rewards a real sequence, and the content that works is the content nobody else sends: what lenders look at, what to do in the six months before applying, what changes a borrowing figure, what the process actually looks like week by week.

Two mechanics matter more than the copy. First, cadence: monthly is enough, and weekly is too much for someone whose situation changes slowly. Second, a re-engagement trigger tied to time rather than to behaviour — a check-in at the point their stated timeline arrives is the single highest-return message in the whole sequence, and it is trivially automatable because they told you the timeline on the form.

The same applies to past clients. A fixed term ending is a known date. A broker who contacts a client three months before it does is not marketing, they are being useful, and the conversion on that message is unlike anything a cold campaign produces.

What to measure

Not leads. Three numbers, in order: time from enquiry to first response, share of enquiries that become booked appointments, and share of appointments that become applications.

The first one is the leading indicator for the other two and it is the only one you can fix this week. Measure it as an actual distribution rather than an average — an average response time of eleven minutes can conceal a third of enquiries waiting overnight, and it is the overnight third that is being lost.

For advertising, report the pipeline stage rather than the form fill, or you will optimise toward people who enquire and do not proceed. GoHighLevel conversion tracking covers wiring that up. And take your baseline from your own enquiries rather than a published mortgage average — set your own conversion baseline explains the method.

The short version

Three questions on the page, everything else after the booking. An automated first response inside the minute so you are never the fourth broker to reply. A booked slot rather than a promised call-back. And a monthly sequence for the majority who are not ready, with a check-in scheduled for the date they told you about.

That is a mortgage funnel. The pages are the easy part; the timing is the product.

Frequently asked

How many questions should a mortgage landing page ask?

Two or three — purpose, rough timeline, and employed or self-employed. Everything else belongs in a pre-appointment questionnaire sent with the booking confirmation, when the person is far more willing to complete a longer form.

Why do mortgage leads go cold so quickly?

Because borrowers usually enquire with several brokers in one sitting, so the order of response is a large part of who wins the file. An automated acknowledgement inside the minute, with a calendar link, prevents being fourth.

Is it worth nurturing mortgage leads who are not ready?

It is where a lot of the profit is. A planning-ahead lead costs the same to acquire and converts months later, provided something useful happened during the wait and someone checked in on the date the borrower named.

Can a mortgage landing page mention rates or approval odds?

Be extremely careful. Implying an outcome before an application has been assessed is a compliance problem that outlives any conversion gain. Describe what the appointment is, not what the answer will be.
